CARPET AREA, BUILT-UP AREA AND SUPER BUILT-UP AREA

Your dream home is one of the most important investments you will ever make, so you must know what you will be paying for and why. We are presenting all of these words with picture illustrations.

CARPET AREA: It is referred to as net usable area. It includes bedrooms, living rooms, kitchens, bathrooms, balconies and stairways. But it does not include the space occupied by exterior walls, common areas, lifts, hallways, utility ducts, etc.

According to Real Estate Regulation and Development Act (RERA), “carpet area is the net useable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by internal partition walls of the apartment.”

BUILT-UP AREA: Carpet area + Area of walls + area of balcony
The total area enclosed by the walls of a property, including the carpet area and the thickness of walls. It is also referred to as the plinth area. The built-up area gives a more holistic view of the total space available within the property.

SUPER BUILT-UP AREA: Built-up area + Proportionate common area
Total area built on the plot of land, including common areas such as elevators, staircases, which are allocated to each apartment or office space, also known as saleable area. The cost of property is usually calculated based on the super built-up area, as it includes the cost of common areas like elevators, staircases, and other amenities.
These terms define the measurement of a property and are essential for determining the amount of usable space that you will receive for your investment.
